Description
Located in Toronto's Corktown District (Old Downtown East), in a Heritage Building during the 1920s. Featuring many authentic details like original industrial windows, restored hardwood flooring and brick walls. It's a huge open space with vintage furniture and enough room to setup lots of different art directions as well as an empty space, Full large kitchen and full bathroom.
The studio has two large factory windows at the corner facing all the way south-east as west, one is facing to CN Tower as both getting natural sunlight that glows throughout the day and building amazing light and shadows on walls, expansive 14 foot ceilings, brick walls, cement wall and expose industrial pipes. Is the perfect place for photography, videography, workshops, or event stunning and unique.

NOTES:
● Daily Rental includes (8 hours).
● Pricing is according to photoshoots.
● Please inquire for VIDEO, EVENT, WORKSHOP RATES.
● Minimum booking is 2 hours.
● Rental rate and fees are subject HST.
● A reminder to INCLUDE the time required to set up, teardown and clean up within the contracted rental period.
● Please inquire about equipment rental rate.
● Keep in mind, while the studio is not sound proof, many have used it for their video productions.
● There's an old heat system as sometimes in winter season the pipes make noise when the weather get variations and the boiler turns on it keeps for a few minutes and ends.

Rules:
● Absolutely NO SHOOTING, NOISE, LOITERING, STORING THINGS, PUTTING UP SIGNS in the hallways. The rental of space is for this studio only.
● NO GLITTER
● Enjoy the music, but don't abuse it - keep noise to a fair level to respect the neighbours.
● Your booking timeslot includes setup and cleanup, so please ensure that you give yourself enough time for cleanup and packing up. No early entries allowed unless agreed on prior to your booking, then please book appropriately.
● Overtime fee is $90/hr (if booking time exceeded)
● Cleaning and maintenance fee is for regular cleaning and maintenance, not for cleaning up messes. Please respect the space and put garbage in the garbage can, and put all stuff back where you found it before you leave. If you leave a mess, you will be charged extra.
● Damage policy is if you break, stain, rip, any form of damage to property, you will be charged for repair or full replacement of the damage as inspected by the owner.

Rates for seamless background usage is as follows:
● Background Paper charges are as follows: $10/ft+HST. There is no charge for using the seamless background if it’s not placed on the ground and used as a background only (without people stepping on it). Require to ensure that we have them available for your booking!
● $20 plus HST setup fee for using the seamless background if it’s not placed on the ground as it was found.
Renters must sign Rental Agreement.
